Google Public Data-Try It You'll Like It!

Google amazes me with all of the tools available today.  Recently I've been playing with the public data information.

Just How Many Shortsale Trainers Are There Truly?

This is classic and I found interesting..I know there are many who have been doing short sales long before it was popular..I am one of those people.

It seems when someone is selling a product..or would like to do a training...somehow...someway..those calls come to me!  On Friday..I was contacted by a "TRAINER"  not just any trainer...but yet...another Short Sale trainer! 

Friday was our lucky day...it seems the group they were training Saturday morning... the entire group canceled..and wanted me to find out if I could fill the session!  HA now that is pretty funny considering it was less than a 24 hour notice but the funniest part to me was....

They normally charge $995.00 each person and for us....Saturday only...we could attend...for $99.00 a person! 

What do you think I did Saturday????

I think if short sales are your claim to fame...you might want to be found in search engines!  I just wonder how many short sale trainers are out there and are they really an expert in Short Sale training?

Do your homework before spending big bucks!

Virtual Meetings? Does Anyone Do This?

Being part of the tech committee at the Daytona Area Association of REALTORS we try to come up with some innovative ways for real estate professionals to do business.

Yesterday I paid $4.01 a gallon for gas and I can see in our area prices are on the rise rapidly.  So a question was posed to all of us.  Would we be open to a virtual meeting?  Yes, I would, it's really not about the gas prices but to try something different.  Outside the box or is it?

Our AE suggested 2nd Life I suggest maybe a webinar.  Does anyone attend virtual meetings and what do you use to conduct them?  Would love to know.

Competition? I Don't Use That Term In Real Estate! Do You?

"Competition is the rivalry of two or more parties over something. Competition occurs naturally between living organisms which coexist in the same environment. I laugh when I hear the term competition..I do not view real estate in that way!  Maybe that is one of the problems with our industry...considering your peers, the co-operating broker and other real estate companies referring to people who you do transactions with as not a team mate but instead the very strong words my competition.

Some may disagree..the word competition may in fact drive them.  It holds true for me.  I compete with myself.  I want to be at my personal best...and I always strive to be better.  

Take a hard look at the definition. Rival...Rivals...very strong words.  Geez, can't wait to sit across the closing table with you...my rival...my competition. 

I had hoped we as professionals have become more civilized than that thought and with the current state of affairs we are in.  Can you really afford to view your peers as competition.   We need each other...we are stronger when we work together..and much more successful when we cooperate. 

Co-operating Listing Broker + Co-operating Selling Broker = An incredible team with Check in Hand!

While you might compete for a listing or you might compete for awards and recognition..when working a transaction...be a sport and not a competitor..realize it takes total cooperation to get a transaction done. Do you view th co-operating broker as competition or team mate?  Midori would sure like to know.

Daytona Beach Home Buyer's..Looking for A Real Estate Expert?

You may have heard through the "EXPERTS" to wait this market out...that's right these supposed EXPERTS seem to come from all walks of life...often times without a real estate license.  News Media, Publications and Financial EXPERTS maybe even a friend who recently purchased real estate.

 

In Daytona Beach, our news is horrid and full of panic..sometimes so frightening it could make someone loose track of what is important. Keep in mind most often times...

The news is Central Florida News and not necessarily Daytona Beach information.

Rather than listen to the gloom and doom, rather than be influenced by outside sources why not do the responsible thing and talk with a true expert....

It is a great time to buy...right now...more choices...wide selections and better price's.  Basic you might think and common sense but these EXPERTS seem to have an effect on potential buyers making a move.

Now more than ever current Daytona Beach Home Seller'shave gotten wiser...they are a little more realistic with their prices and some gung-ho about selling their property and moving on.

Funny thing about CENTURY 21 Sundance Realty...our market reports come in a variety of ways...often times..market reports are posted..with all of the activity for the month...these are useful and can really help you understand current market conditions...and help you make a better decision.

In January...we noticed a little change...we noticed...seller's are getting wiser and with better guidance are adjusting their price it truly is a great time to buy!  

As of today February 22, 2008The Daytona Area Assocation of REALTORS MLS h as 6,665 active residential real estate listings..

In January 1362 came up on the market...funny thing from February 1 thru today only 761 new active residential listings

This number would include:Condo's, condotels, single family, land value, single family attached and manufactured housing

In January... 204 listings went pending...but the upside 1680 seller's decided to adjust the price.  While the month of January had 526 expired listings...74 went back on the market...

Still fewer listings than in most months in 2007.

While in December of 2007....198 lucky homeowners went pending...is the market getting better?  Its seems so...with 204 Listings Pending in January of 2008. So what does that tell you?

Warning...Even DBPR Prefers Online Communications! Your License Renewal!


Today I was on the telephone with the legal hot-line,  Asking a question I never thought I would have to ask. 

I really didn't have anywhere else to turn and I feel fortunate to be a member of the Florida Association of Realtors

The legal hot-line has always been helpful but today they saved the day!

 

 

One of our broker associates and I were talking.

He informed me that because he mailed his renewal along with his money and CE hours.

The State of Florida has up to 30 days to process his renewal after they received it. 

He mailed it out on the the 6th of September.

The State cashed the check on the twelfth.

The key word here is U.S. Mail!

They have up to 30 days to process it once they receive it!

 

Our associate was a little panicked and so was I.  According to the State's policy that would mean his license would be inactive until October 12 or somewhere around there. 

In our area, people do look up licensing.  Someone knows you or knows someone who knows you. 

Get the picture. We have to take care of this matter! 

While talking with the legal hot-line, the attorney told me that there was a policy change and that it was in one of the Realtor Magazines.

Hmmm. I missed that article.  

Yup, I have a huge stack that I have not read.  I skim through every one of them eventually.  

Now some of you may be well aware of this "NEW POLICY" I was not!

 

 

The attorney also informed me that if you were to do it on-line your renewal takes place immediately.

(that I knew)  

I got a little vocal on the phone and told her that he has listings, transactions in process.

What the heck is he gonna do while they were processing his mailed in license renewal?

What are the legal ramifications or what can she do to help him? 

The attorney went out of her way and contacted the state on our behalf. 

The State took care of it and his license is good through September of 09. 

One thing the state made clear was they wanted people to renew on-line. 

So if you need to renew your license before the 30th of September, I suggest you forget about U.S. Mail and remember DBPR prefers on-line communications!

Can You Say Consultation?

In the Greater Daytona Beach Area, real estate activity has improved.   While sales have increased, so has our real estate inventory.  For every one house that went under contract there are 30 active listings still on the market today, this information is pretty accurate due to the fact in January these were actual stat's based on MLS data.

You can't tell me that our market is the only one suffering, I know better, its in the news every day!  Stop and think about this we have approximately 1740 members in our Daytona Beach Association of Realtors, seems to me there are some starving Realtors out there especially since only 249 properties closed in January.  

How can we get seller's who NEED to sell to their destination?   Do you need a paycheck? Be a True Professional.  Can you say......

                        

 That's right we are professionals, you don't see a doctor performing surgery without a patient consultation. Why would you even consider marketing a property without a proper consultation? 

  • Take adequate time - Sit, listen and learn and base your marketing strategy on the seller's needs. Be upfront, be direct and be really honest but more than anything listen and probe! 
  • Inform them - Of all the negative things that can happen, a true consultation is the good, the bad and the ugly. This way if anything bad should happen the seller will not be so surprised and you will already be prepared with your backup marketing plan! People tend to be more understanding, when they UNDERSTAND THE ENTIRE SELLING PROCESS! Warn the seller, be ready for a bumpy ride it's not over until they get their check! 
  •  Kill the stereotype - We are not just sales people we transform lives. We unite many people together with the same goal in mind and that is to buy, sell or lease real estate. Our profession is important to our country.  Not only do we help buyers and sellers and landlords and tenants, we have always played a key role in society and the economy. We will continue to do so only if the public demands it.  The only way to kill the stereotype, "Talk the talk and walk the walk, live by the "Code of Ethics!"  
  • Demand total cooperation - It doesn't mean it has to be your way, everyone must do their part!  We are dealing with people, understand that flexibility is a must. Your primary function is to market the property to everyone and anyone. Make sure your marketing efforts will not be wasted because of the seller's expectations.
  • If they do not need to sell, don't list it - Have the guts to walk away. Run from the overpriced listings.   Imagine if each real estate professional in the country made a personal promise to themselves not to take overpriced listings and actually did it, how quickly our real estate inventory would dwindle down.  We tend to commend people for not taking overpriced listings but the bottom line is "It's our job!"
  • Stick with what you know -  If you do not specialize in the type of service that they need, refer it out!  This is not the time to experiment on a seller, there are just too many properties on the market today. Put yourself in their shoes!  How would you feel if I was your agent on your pre-foreclosure property and had no experience in doing so?  Scary. 
  • Do your homework and present the facts -  Make a commitment to list a property based on the facts.  I definitely do not want to be known as the "nice agent" who could not sell the house.  I would rather be known as the Serious Marketing Expert, who got the job done.
  • Realize many seller's will not be happy - It's our job to remind them what their mission is, that means respect how they feel but keep them moving toward to their new destination. 
  • Be highly involved throughout the selling process - Keep in touch.  A transaction changes hour by hour, remember you're a team, so when someone drops the ball, pick it up and pass it to the next team-mate, that means get rid of the "It ain't my job man!" mentality.  Your job is to get the seller where they need to be, that means, get over the lazy mortgage broker or that "bad, bad other real estate agent," do what needs to get done to get one step closer to another successful closing.  The way you treat today's business will have a direct impact on your future business. 
Remember that sellers are looking for leadership.   "Walk the walk, talk the talk!" and lead by example. Remind them why they hired you in the first place.....

                                                      

As My Dad Would Tell Me....Focus and Keep Your Eye On The Prize!

I remember in 2000 I had taken my broker's test and failed it.  I called my dad crying, "Daddy, I failed, I don't know if I can pass the exam." 

My father was silent and listened.  As usual my dad with all of his wisdom said to me, "Focus and make sure you keep your eye on the prize!"  "This is just a small distraction and you have to stay focused on what you want to accomplish."  I listened, stopped crying and thought about what he said.  He was right, I knew I could do it and wouldn't you know it, I passed the next time around!  I am lucky, my parents have always been full of wisdom.  I have lived my life by this motto.  Focus, Keep your eye on the prize!

                                 Currently I coach a group of associates in our company.  They are "The WOW Team!"   You may have seen some of their posts, Jim Rosell, Joy Mitchell, Donna Dosch, Ana Lukyanova and Lori DeLoera.  All dedicated, professional and extremely active Realtors.  If you ask them, they will tell you "Focus, and Keep Your Eye On The Prize!"  So what is our prize?  A satisfied customer, a successful closing, future referrals and sense of accomplishment, a job well done.  With that said, here are a few tips that may help you gain a few extra closings and many satisfied customers.

1.  For starters, there is no trainer, coach or broker who knows your personal best.  You can learn from each person but know that you are responsible, this is your career and only you can determine your personal best.  Again FOCUS and KEEP YOUR EYE ON THE PRIZE!  That means when you get information, Focus, ingest it and turn it into your own.  Weed through what won't work for you and remember to keep your eye on the prize!

2.  When setting goals, do so daily, weekly, monthly and annually, remember to go back and review your goals(we are about to hit the 2nd quarter). Be held accountable, be responsible, stay focused and do all the tasks to achieve your goals and make sure you keep your eye on the prize.

3. Keep your emotions out of your business.  Remember to ere is human, That means don't start yelling because your assistant made a mistake or get offended because another agent felt the need to rub in your face that they have 10 years experience. Who cares, move on!!!  Your job again is to keep your customer focused and what they want to do, if they need to sell in thirty days, all parties need to stay focused and do the tasks at hand that means every step you take keep your eye on the prize!

4. Our job is to protect the public from harm, don't believe me, read this.  Keep in mind sometimes our closings are rocky or they never take place.  Rather than get upset and emotional be creative, innovative and be up for the challenge, the bottom line is your customer needs to close so keep your eye on the prize!

5.  Last but not least, there are plenty of nay-sayers, I know personally as well as you, who cares what they think?  I know I am on the right track, why, because I focus and always keep my eye on the prize!

Three Advanced Listings Tips!  Do you practice these?

When going on a listing presentation, do you use a pre-listing packet, meaning if you are first, leave it or  if you are last, take the time and drop it off in advance.  You have to stand out and keep yourself in front of the customer.  No CMA in the pre- listing packet.  Bring it to the actual listing presentation, when on the appointment include in your marketing proposal!

Remind yourself it is ok not to take a listing, don’t be concerned about your competition, they will not pay your bills  besides let them list it first, when it becomes a need for the x-seller, they now know you are in business to sell houses .  Do the right thing for yourself and before taking that un-saleable listing, do the math in your head of the money you stand to loose.  Think about what you can do with the extra money that is being wasted on the un-saleable listing.   Face it your services and resources are too valuable to waste, NEXT !For every one of them, there are 10 more waiting, well kept, priced just right and saleable,  you just got to get out there and get them!  There is always another customer around the corner….just talk about the business you are in.

Regardless of what type of lockbox you use, show the customer, demonstrate, explain the benefits, explain to the customer step by step how the showing process works. 

 I firmly believe this holds true,  “ Fair business practices produced bad results, good business practices produces fair results , Excellent business practices produces good results!” Happy Selling!!!!
