Basic Real Estate Training

Last night I gave a brand new agent a free consultation...no experience..newly licensed..and no tools.  They hung their license with a small independent firm.  As I spoke with them..they couldn't understand why their company did not offer training...as I sat and listened to the scenerio it hit me in the face.

You get what you pay for!

This agent makes 90% of their commission...works from home and also has a desk in the office...many marketing pieces are available...but they complained no training.  Trainers cost money and sometimes in real estate there is a trade off for higher commissions whether it be no training offered...no office space or no company marketing. 

I reminded them you agreed..its your business and you should be proud..you took it upon yourself to be trained...no complaining...lets work with it!  Get ready for some basic real estate training!

1st assignment answer these questions honestly and truthfully

  • What do you think about real estate and the market?  Are your thoughts negative or positive about the market?  What part of real estate do you love so much that made you take a giant leap of faith to get into this business? Whatever it is really think about it..and remember it especially when real estate does not go your way.
  • Do you have a budget?  Did you set your goals?  Do you  know how much money you need to make in order to make a profit?  If not get working...and hey here is a goal setting sheet which will help you determine how many transaction you need to close...how many appointments you need to make each day and various methods to obtain new listings.
  • Are you a master of your MLS?  Google Maps and do you know your way around a computer?  Can you properly do a CMA, do you know your neighborhoods but better yet have you selected a farm area?  If not you should..
  • Do you have a listing presentation?  A buyer consultation?  How about a Sphere of Influence and a great data base?  Get hopping because without these tools..it will make it difficult to compete in our doggy doggy world of real estate.
  • Did anyone share with you the expenses and the tools you will need such as name riders or your own signs, a nametag, lockboxes..your tools?  All of these items are cost to do business..and without these tools people may not be aware you are in the wonderful world of real estate!

As I ended the conversation..one thing I had to do...send them to Activerain...send them to the search and take just about any term that has to do with real estate training...more than likely you will find it here!
