An odd thing happened this morning as I was sipping my coffee and preparing to work...all of a sudden I had and usual number of requests for the pre-listing template, the sample and format Jeannette and I used for the makeover2takeover.

I couldn't figure out why until just a few minutes ago...when I recieved the Activerain newsletter..it doesn't surprise me as I get at least 5 requests everyday...so today...I am going to post the links of where you can get both the sample and the actual presentation which kept us in the top 3 of the Activerain Makeover2Takeover contest.

I cannot keep up with the requests via email and if you never recieved your copy..you can now....because of Activerain...this year...I am working harder than ever with one on one training...ghostwriting...social media...and writing real estate web content for a web company. Come On Bank Of America Get Your $%# Together!

Last night I recieved an alarming call from one of my past customers...that's right...alarming...you see we closed on their short sale in October...the closing took place without any hitches...the title company did what they were supposed to and at the end...the buyers moved into the house..commissions checks cut......but there is one problem....

The seller continues to get statements...bills....and phone calls!  WHY?  Because this closed and funded transaction is still in Bank of America's closing department?

Come on Bank Of America Get Your %#%^ Together!

So far the explanation is that the Negotiator who had this file...no longer works for them...someone dropped the ball but they have never seen anything like this before...and they are not sure what to do......and the seller will just have to be patient. 

This hold up...creates stress...the seller can't file their taxes and what they thought was behind them is still in front of them because someone dropped the ball!

The biggest mistake here is that Bank of America is making them jump through hoops, you know the typical where you talk to not one but two customer service clerks...and then shuffled around to various deparments causing frustration...aggravation..and no true answers...

I got the willies...its as if the seller must relive the short sale transaction all over again.

I'm lucky the seller and I have become very good friends and they have a financial background, however someone who might not be so well versed in real estate and mortgages..might very well panic and create havoc. We have taken steps to get his file out of the closing department and hopefully according to Bank of America, their transaction will be closed soon otherwise the seller will have to file an extension on their taxes.

Short sale sellers....BEWARE....

This could happen to you....if you continue to recieve bills, letters and phone calls after your, what you thought was a successful closing....do yourself a favor...follow up...ask questions and make sure your short sale transaction is really closed!

Remember Real Estate Is A People To People Business

When working with agents sometimes I need to set the record straight...there is some myth that you can sit behind your keyword all day...everyday....and create an abundance of business.....enough business to support yourself throughout the year...while it can happen if you are a Zillow.com or a Trulia.com but as an individual trying to earn a good living...I'm here to tell you that real estate is a people to people business.  Sometimes all you need to do to take your business to the next level is get in front of more people.

  • You have to step away from your computer once in a while and get in front of more people!
  • You have to talk to people even if you are shy
  • You have to remind people you are in the real estate business
  • Sometimes you wear your business on your shirt with a name tag

Now I am not saying blogging or Internet marketing is not effective..it is..I know..I benefit everyday from my online presence but sometimes it is necessary to do certain things to remind people you are in the real estate business and not necessarily an Internet marketer but a real estate agent who applies Internet marketing into their business.

  • Sometimes you must socialize other then text message and chat
  • Even the most tech savvy consumers want human interaction when it is necessary
  • Remember Not all people are tech savvy or want to conduct their real estate transaction electronically.
  • Social media is meant to enhance people's lives and not make it more difficult.

Many people ask me which social media outlets are the best.  Truly I can't answer that and no one else can for that matter meaning I am not you. Most people have a preference, unique goals and everyones business is very different.

Consider:

  • Your target audience
  • Your time allocated to social media
  • The number of members and visitors of a platform
  • Usability, comfort and expectations

If you use your social media in the right way...more than likely....it will lead to what we all want at the end...more listings and sales but also getting in front of more people!  Remember real estate is a people to people business...one last thing...whether we like it or not....

Outsource BPO's? What

I am all about equal opportunity but what do you think about a company outside the United States that you can outsource your BPO's to?  Let me make it clear I have no problem with outsourcing but it sure concerns me that the downplay or the value of a BPO is cheapen because some bank, broker or agent decides to outsource their data entry or completing the BPO in its entirety.  

When I read this email I was surprised it's as if anyone can do them...and to think I get upset when someone 120 miles away from my area asked me to do a BPO.

Our company is situated in Pakistan since 2005. We do outsource BPOs business. We deal with all kind of bpos shortsales, Reo and others.  Our company has lot of experienced members who evaluate the property in exact fashion .We have great command to pull out comps by using the MLS & data entry on lot of websites like mainstreetval, clear capital, mark to market, LSI , old republic etc. with perfact comments.

There is enough trouble determining value even if you are an expert or you live in the area.  I find it interesting that a company outside the U.S. believes by utilizing the MLS and data from a few websites that makes their company worthy of handling BPO's?

What's worse is that if the information in the email is correct...two companies and some brokers are utilizing them already and the data that is used is MLS data from a few websites. Do you think these BPO's are accurate? 

Outsourcing is a great way to save a few bucks...but I wonder are people really saving money and time by using a source outside the immediate area.  Heck BPO automation system software works hand and hand with your MLS...why would anyone use this company to outsource their BPO's?  What do you think about this?

Tough Real Estate Conversations With Buyers

Yesterday I spoke with an agent out of our area...not new but shy...nothing wrong with being shy but by not speaking up you might be losing thousands of dollars in real estate commissions after all buyers and sellers are looking for leadership, finding solutions and may look to you for advice.

Think about their hard earned dollars and what they are buying....

I am known to be blunt, direct and sometimes extremely passionate...but even some of these hard real estate conversations might cause discomfort for the boldest of bold. 

Remember every customer is different with some not able to accept some of the things you are saying...timing is important as well as tone.  Uncomfortable or not some things are better said when the window of opportunity opens...and if it seems to not be there...then you create the opportunity!

These are just a few topics that should be discussed through out the process...

Communication breakdown will often kill deals...create bad feels and have an impact on not only today's business but future business as well.

Its not just discussing..its taking notes and listening!

Careful With Your MLS Photos-You Might Be Creating Barriers For Home Sellers

I sometimes assist real estate agents in adding their listings on their websites or sometimes we sit and create amazing flyer's for marketing property listings.  It's very important to evaluate a room prior to snapping that shot!

Sometimes I get assistance from the computer scientist and what we came across had us both laughing but really when you think about it...its really no laughing matter...because you could very well prevent that home from selling based on photos in the MLS.

While I would never snap a shot and embarrass the agent...we chatted and they know it will be a training lesson. 

But looking at the photo's of this gorgeous home...I had to bust a gut when I saw Obama's face on the T.V. screen.

While I have no problem whatsoever with Barack Obama...some might base a decision on this visual alone.

Moral of the story:  Pay attention to all details when taking MLS photo's..that would include what is sitting on the table...in the sink..or in the bathroom...do yourself a favor and don't forget to turn the T.V off!

Can't say it was a big problem...with photoshop...we just turned the Tube off!

Do People Get Lost In Your Words?

Are you a Google analytics user?  If not you should be.  How can you gage the success of your website and blogs if you do not understand their effectiveness or better yet what is your intent and what do you want as your end result?  Readers...subscribers...$$$$$....Do people get lost in your words?

What I mean by this is the time spent on your site and where the heck are they going after they are filled with your words...do people take action?  Meaning...maybe view MLS listings | request a cma or contact you via email or phone? Do they buy a house or request additional services?  What is the final outcome, did you achieve your goal?  If not...

Add interesting and relevant content!  Make a few changes!

I am amazed at how long people will sit on a site especially if it is packed with useful information...and updated frequently..

I've been experimenting..and its interesting in what I have found.

The time people spend on my ActiveRain blog is much higher than any of my other sites.  It's my oldest, most active blog and the numbers recently went down..people have spent as long as 12 minutes on my blog and now average 7 minutes....here is what I found.

  • I do not post as frequently and am not consistent keeping my content fresh and up to date.
  • Posting members only can reduce the time spent by readers especially if you have more consumer readers than active rain readers.
  • Getting lazy and not adding a call to action or at least a post signature can affect your bottom line.
  • Not adding links to past posts can really get them off your site.
  • Less interaction equals less opportunity...it's almost as if I shut the door!
  • The length of your post matters...shorter is not always best..if you can't make your point in just a few words.
  • My Google page rank dropped by 1 :( now it is a page rank 3
  • Fewer contacts = less opportunity =lost income

There is always a duel between my Active rain blog and my real estate website...and when it comes to search engines...my site usually wins at the end...because of Google analytics...I know..that often times...the traffic to my website is directly from ActiveRain.  Not a bad lead in....

There are those that will aways criticize this site...there will be those that never will understand the true value of the network...and there are those well who are gutless and never tried it because of personal feelings or what they have heard...if only they knew....

I wonder should we tell them?

Shift in 2010

Slowly I update my online presence, its painful but necessary with a brand new year ahead of us.  I didn't have to read a book to tell me to change the direction of my business..I just looked in my pocket book...and at the reflection of myself in the mirror.  I knew I had to make a change....in truth...several changes.

I am no longer with CENTURY 21 Sundance Realty, it was a hard decision but when all is said and done it makes perfect sense.  My passion is not to sell real estate but to train agents...and write.

Shift 2010

I am now with Sunnet Realty, Nancy Dance's referral company...I didn't go far...I just shifted...and moved into a direction that will allow me to do what I love and really enjoy my life.

I seem to go in and out of sales...maybe to just fine tune my skills long enough...to improve the training I have to offer..looking for new opportunities..and taking that big leap of faith..not in others but in my self! 

A few months ago I lost my brother, younger...one of the caregivers to my parents...animal lover...and cherished by many..if that didn't open up my eyes nothing will.  Life is too short to be unhappy, to not take the chance and live your dreams..to live the best life possible for me.

For months I have wanted to do this...but every time I turned around...I gained another seller...someone who couldn't make their mortgage payment..or the embarrassment or sadness in their eyes really got to me.  Now is the time to do what you love and today I am doing it!

Along with referring buyers and sellers to the best real estate agents in the Country.  I have been working with International Web Media as a copywriter | SEO writer...Bruce is brilliant..and the majority of our sites are on the top of the search engines.

I am also a ghostwriter and you will never know where I write...that's the point of ghostwriting...and confidentiality is of up most importance.

Through this shift...I figured out I need multiple streams of income...doing what I love...and remain consistent through out the year.

From this point forward my writing will be scattered...and all over the net.

Last night in chatting with a good friend..I admitted I spent too much time on Active rain...reading back the chat...I sounded regretful..for a moment I was until I thought about what I had gained. Its like I always say...I am a slow start....but I finish well and the time I spent on Active-rain...PRICELESS! 

Balance | Flexibility | Consistency| Committment are my goals this year!

I can assure 2010 will bring you and I continuous change!  Are you up for the challenge?  No worries..if you work smart..It's in the bag!

Deep Impact

Yesterday I was at the Port Orange Farmers Market | Flea Market just having the best time..it was chilly...but it got chillier when I heard sirens coming down the road.  I'm one of those people who are deeply impacted by police sirens...gotta admit unless you are at a parade...sirens can be a sad thing...

Whenever I hear sirens I stop...say a little prayer...and sometimes get teary eyed.   I tend to imagine the worst but even in best case scenario sirens can be a sad thing.

Yesterday was no different...all I can think of are the many people who visit and live in Daytona Beach motorcycle riders...bicyclist...pedestrians and drivers on the road..most of all my family.

As the sirens continue to get louder and louder it ended with a huge crash...immediately people started running..it wasn't a pretty sight.

On This chilly Sunday Morning...

Just days before Christmas....3 young men were running from the law...and banged into another car...ran their car right into a building...and ran by foot into a neighborhood.  A young man tackled two of them...and the 3 young men were caught....

I overheard a police man state..it appears there is a handgun in the front seat....it hit me like a ton a bricks..it was deep impact!

As I looked down the street...the other car was still in the road...these innocent victims were just driving and one can only speculate what their plans were this chilly Sunday morning...I'm sure sirens...police and criminals were not part of their plan.

I thought about the business owner...who now is sporting a beautiful car inside their building...the car looks like its part of the building...it almost seemed unreal and more along the lines of a stunt set up...or a television show...nope it was very real and all I could do was think about at that moment was the business owner and how their life changed instantly.... another unsuspecting victim.

As I looked towards the police car...I saw one of the suspects...I couldn't help but feel horrible...he looked like a kid..and now his life was over....living in the moment can cost you the rest of your life but sometimes youth never sees things this way..as I looked at him...I could only think of his parents...his family..and the impact these event will have.

Then I started thinking about the police...their families..the constant fear and worry...I thought about their lives..what they see everyday, how they must feel and fortunately...for the police officers it was a good day...no one was killed.

I walked away...feeling pretty lousy but I knew....

It could have been a lot worse...just a few feet away is the entrance of the flea market where there are many pedestrians walking around...the people in the other car were OK...police offers OK...and the people living in the neighborhood were all OK. 

Life can change in a split second, be good to yourself and make the most of today! 

Google Local Business Maps - I'm In Love!

Today I was talking to an agent and they had never heard of this.  A few weeks ago an agent asked me how do people get up there on those maps. :)

Isn't Daytona A Real Word? Not According To Spell Check

Spell check has really changed in the past few years...you can find terms such as Google, Facebook and ActiveRain all in spell check...that's nice...but I have two questions.

Can ActiveRain Add Words To Spell Check?

I ask this because I rely on spell check heavily...not because I can't spell...alright...sometimes I miss a letter or two.... Can I use the excuse that I type fast? 

Ha...I'm going to! :)

Which leads me to the second question...

Why isn't Daytona included? 

There are over 3,330,000 Google searches for Daytona and sometimes when I type at the speed of lightening I spell it wrong...just about every time that I type it!

It sounds kinda silly but when you type Daytona enough...you come up with all kinds of ways to spell it..and darn if spell check doesn't suggest the correct way to spell it because it can't..according to spell check Daytona is not a word!  

Even if you spell it right...guess what the red line surfaces! How about you are there words in spell check that you use regularly that no matter what you do...spell check tells you its wrong?  Look at that red lines everywhere!

Taking Security Measures-Help I Was Hacked!

Today I received an email from a real estate agent whose relative recently was hacked...their yahoo account...gmail account and Facebook.  What's an unsuspecting victim to do?

 

Here are the instructions I sent and you might want to bookmark for future reference.

Hackers, Worms, Virus's, Phishing and spamming have really evolved throughout the years.  Here are a few safeguards to protect yourself, your email account and social media accounts.

  • Change your passwords and do not use all lower-case letters.  Add a capital letter in your password as well as a few digits.  Same goes with your websites and your databases for blogs.  I know my sites got hacked, I lost valuable time, money and potential customers.  Who can afford that?
  • I don't know why this is so hard but if you are going to send mass emails why must you expose everyone in the process?  Send it to yourself and blind copy everyone else.
  • Take the time and report spam..while you think it might not help doing absolutely nothing is not going to do anything accept allow those spammers to stay in your email box. 
  • Make sure your virus protection scans photos and attachments. 
  • Something to really ask yourself, is there really total email privacy? Think about platforms, servers and forgetting to log out.  Is email really private?  
  • Stop posting your email address @ instead try midori miller (at) yahoo dot com most people know there are no spaces, if not explain why you do this...to help ward off the spambots.
  • You should clear your cookies, cache and history everyday.

Short Sales To Be Handled Electronically? Its a Dream Come True!

I posed this question once on facebook...if the banks handle their REO's electronically why not handle short sales the same manner. I knew that one day...a bank or banks would wise up...

Today I closed on a short sale with check in hand...it took 5 months...of following up..dialing the phone...calling hot shots and shooting off emails...I got it done but throughout the process all I could think of was how much easier it would have been in they handled short sales electronically.

My own personal experience of why short sales should be done electronically!

Bank of America, I'm Really P@$%$D!

Today I received a fantastic email from REOTrans.com

Its a dream come true!

Guess what..finally..a bank is going electronic..no more banker's hours..and hopefully less fax heaven...and I hope others will follow suit.  Think about the cost effectiveness plus the time saved if only banks handled short sales like REO's...electronically.

A Lack Of Professionalism

Right now I am working with a couple..well...a couple would be stretching the truth...OK..let me rephrase and say they were once a couple but no longer married...a divorced man and woman...utilizing the same attorney.

Sounds fine right?  Nope its trouble...the attorney is a personal friend of one of the parties...there are parents involved...it probably was ugly...the divorce that is.  It's clear by the conversations I have had...I'm speculating...but in this instance...I was right.

This lovely couple is placing their property into short sale...the attorney requested all info for the short sale package...one of the parties felt uncomfortable providing the information needed...you know the hardship letter...financials...for fear their divorced spouse would know more...more than they should..after all these parties are divorced.  The sad part is the spouse was correct. 

This attorney shared financials and the hardship letter with the other spouse and who knows if the parents were party to the information.  You can imagine the pain and embarrassment the other party felt.

Certainly A Lack of Professionalism

Right now I am trying to list a property for someone who is anxious to sell...somehow..someway their property listing was extended as a seller you have the privilege of cancelling your agreement..it might come with a cost such as a withdrawal fee..sometimes customers are willing to pay...because of lack of follow through..and time lost on the market.

When the seller tried to contact the agent...the agent spoke to them once....once the agent found out why...it got ugly and now the agent won't take their calls. 

Definitely A Lack of Professionalism.

Remember one thing...reputation management

You are only as good as your last transaction....you are only as good as how people remember you..you may think you are doing right by representing your friend...but you did wrong by breaking your oath...whatever happened to client confidentiality...and if you the attorney is reading this...shame on you, to me you do not deserve these clients or any clients for that matter.  You deserve to be reported and taught a lesson so that you do not do this to another unsuspected party.

The same goes for the listing agent who is afraid to speak to their customers...deep down they know they did a disservice otherwise they would take the calls.  This is wrong and it really offends me, it makes us all look bad and gives us a bad rap.

The world of real estate can be challenging enough even working with those with high levels of professionalism.  These days many sellers aren't really happy selling their property..it sure would make profit losses and mortgage shortages a lot easier to swallow...if only those serving the public would do just that.  Serve the public...honestly and fairly.

When tracking marketing it is extremely important to know where your leads are coming from.  I often wonder when someone calls to utilize your services do you remember to think about...

Often times when I pose this question to someone they are not sure...either somewhere online or so and so referred me.  I don't know about you...but I really appreciate specifics.   I want to know is my marketing working for me and what marketing specifically?

Yes I know more than likely most track where their leads come from but I wonder when someone asks you, how did you find me...do you remember or are you toooooo busy to provide it? I'm not being a jerk here just trying to make a point.

Everyone in business want to to track their marketing....any business and you should!

This doesn't pertain to just real estate but to all businesses that would include mortgage brokers | insurance agents | doctors | lawyers | webmasters...etc. etc.  To me we have to help each other and by providing this courtesy to your personal service providers may very well help you to remember to ask that very important question yourself.

3 Days Away From The Internet And My Life Didn't End!

Somehow, someway I have lost all balance with my online marketing.  I'm here and there and spending many many hours online every single day.

I know what goes on with many of my online friends and I keep up to date on all kinds of information and sometimes I get lost in my virtual world

Is this happening to you?  

 

It was three years ago...I got hot and heavy with the Internet.  I mean real hot and heavy!  So hot and heavy that anywhere that I went...and all I thought about was there Internet access available?

Recently I took a look at everything that I have been doing...with unfinished profiles...many social networks I rarely utilize..blogs with little or no content..man it looks bad...and I realized I needed a break from the net to figure out what, when and where I will spend my time online. Is it for fun or do I want to focus on the money making aspects of it?

It was amazing....3 days away from the Internet and my life didn't end! 

I know my claim is partially true as I had to follow up and correspond to emails but for 3 days...I ignored Facebook, Twitter and all of my social networking sites

I survived and today

I feel really refreshed and it feels like I gained many hours back into my life.  I realized I spend way too much time online.

So if you are feeling out of balance, burned out or want to give your fingers a rest.  Take a break but promise yourself...when you get back online you will use the time you spend on the Internet very very wisely!

Healthy Debates | Choose Your Words Carefully!

Last night I had a very healthy debate on Facebook.  While my comment was meant to make the point that usually the bad guys gain more notoriety...more recognition than those that really deserve the true recognition it seems the news gravitates to those who do not deserve the notoriety.  That's right I was talking about Kanye West and Taylor Swift.

I am a very big fan of Kevin I watched him grow as blogger in the great competition...Project Blogger right here on ActiveRain

One thing I learned from last night's debate...is one simple thing..choose your words carefully because they may come across very different than what the intent was...meaning...perception...and maybe my message wasn't clear. 

The interesting thing a local Daytona Beach REALTOR seemed to insult us both stating his IQ diminished 10 points reading our thread!  I admit...it made me realize many may not understand the beauty of social media. 

It isn't just marketing...it isn't just to connect with your customers or your peers or to say good comment or thanks for writing.......social media is social and sometimes socially we do not agree...or our thoughts and ideas do not come across the way we intend.  

It seemed to me...I was looking at it the same way Kevin did but the problem was my choice words!  As I reread my words I could clearly see where he was coming from.

So the next time there is a great debate on a blog or comment that you post....don't take it too personally...just reread what you wrote there might be a chance your choice of words might be the cause of a healthy debate!
